Part 1: Market Overview & Trends
The UK flex space market is anchored by active weekly users. A long tail of lighter, occasional users sits below the core — the segment with the clearest opportunity to convert occasional visits into a routine.

Figure 1. The market is dominated by active weekly users, with a clear split between consistent usage and a smaller, lower-engagement segment that presents an opportunity to increase frequency.
Members come for what flex space does for work — focus, professional setting, and team collaboration — not for amenities alone. A fresh, professional environment that enables focus and human connection is resonating most as users seek relief from increasingly pressured and isolated work conditions.

Figure 2. Focus work, professional setting, and team collaboration are the three biggest drivers of usage today.
Part 2: Churn & Retention
The market is structurally dynamic — only 44% of members haven’t switched or considered switching. Churn is driven by location convenience, price and value, and unmet core needs like privacy, meeting room availability, and tech reliability.

Figure 3. Churn is ultimately driven by a combination of external constraints and unmet core workspace needs, particularly around privacy and usability.
Part 3: Acquisition & Conversion
Discovery is overwhelmingly digital — Google leads at 49%, followed by provider websites and online reviews. With 58% of members searching for a new provider in the past year and 66% taking a tour, the acquisition funnel is high-intent and effective tour execution converts directly into market share

Figure 4. The search and acquisition journey is highly dynamic, with users exploring options across multiple digital channels complemented by peer networks.
Part 4: Loyalty & Programs
Loyalty is now a validated retention lever. Members want tangible value — reduced membership fees, partner perks, free meeting room hours, and referral rewards — and in a market with low contractual lock-in, well-designed loyalty introduces stickiness without compromising flexibility.

Figure 5. Users are willing to exchange loyalty for tangible value and access, indicating that well-designed incentives can strengthen retention without compromising flexibility.
Part 5: Flex Space Personas
Members fall into four behavioural personas — Explorers, Innovators, Wellness Seekers, and Maximisers — each engaging flex space for different reasons, searching differently, and churning for different reasons. Understanding which persona you attract shapes everything from product mix to community programming.

Figure 6. The four personas are behavioural segments — usage patterns, decision drivers and churn triggers matter more than industry, age or location alone.
Part 6: The Ideal Flex Space
Members are clear about what would drive more frequent use — and the answers point back to fundamentals, not new features. Better value for money, noise control, reliable meeting rooms, and dependable tech sit well ahead of community or food and beverage.

Figure 7. Increased usage is driven by improving core fundamentals and value perception rather than adding new features or enhancements.
